If you’re getting ready for a home valuation, it’s totally normal to feel a bit anxious — especially if you’re juggling family life, toys on the floor, or laundry on the line. But let me reassure you: I’m not here to judge your home — I’m here to value it.

When I visit your property, my goal is to give you a realistic, honest view of what your home could sell for in the current market — not to inspect how tidy your living room is.

Size and Layout
The overall square footage and how the space is used — is it open-plan, how many bedrooms and bathrooms, etc.

Extensions or Conversions
Have you added a loft conversion, conservatory, or kitchen extension? These often add significant value.

Property Type
Whether it’s detached, semi-detached, a terraced home, or a flat — all impact value differently.

Parking and Garages
Off-street parking or a garage is a huge plus, especially in busy areas.

Kitchens and Bathrooms
If they’ve been updated recently, they can increase value. Outdated kitchens or bathrooms may affect the figure, simply because buyers might factor in renovation costs.

General Condition and Decor
Neutral, well-maintained spaces tend to appeal to more buyers. Bold colours or dated wallpaper won’t ruin a valuation but may be noted as something future buyers could want to change.

How to do your own research

Whilst its recommended to get a few valuations on your property, it’s possible to do some of your own research too, its tempting to just get a instant online valuation for example, whilst sometimes it can be accurate, it’s not to be relied on, as it pulls a average price based on your postcode rather than other factors mentioned above, for example, your property could be freshly refurbished or in need of updating.

Check Rightmove It’s free and accessable to everyone, you don’t even need an account to do some basic research. First google SOLD and look for UK SOLD HOUSE PRICES, then put in your postcode, this will bring up everything that has recently sold on your street (thats gone through to completion) it wil give you the number of the property, and in most cases you can still see the photos and floorplan, partcularly take note whether this has been in the last year, how their floorplan compares to yours, the condition compared to yours. If nothing has sold recently within 12 months, on the same page, search within 1/4 mile and the type of property until enough properties come up. Keep in mind this is the actual price they recieved and not the marketing price, they are in most cases priced a bit higher, have a look at the price banding on Righmove to give you an idea, compare what they received to the price increments set just above that.
